Residential design & engineering · Since 2014
Thoughtfully designed homes.
Properly engineered.
Nosvra provides architectural design, structural engineering and construction consultancy for residential projects across Nepal — helping homeowners turn ideas into safe, practical and buildable homes.
Who we are
Building a home is one of the largest investments a family makes. Our role is to make that process clearer, better planned and technically sound.
Nosvra brings architectural thinking and engineering discipline into the same office. A house is designed as a set of spaces and as a structure at the same time, which means layout decisions are tested against what the frame and the foundation can actually do.
We work with homeowners from the first sketch through structural detailing, municipal approval and construction. Most of our clients are building once in their lifetime, so we explain the reasoning behind each decision rather than asking them to trust it.
What we do
Design, engineering and construction support under one roof
- 02Structural EngineeringAnalysis and detailing for houses that have to stand up in a seismic zone — designed to NBC 105 and checked before anything is cast.
- 033D VisualisationSee the house properly before the first pillar is cast — the point where changes are still cheap.
- 04Site PlanningPositioning the building for orientation, access, drainage and the setbacks your ward office will actually enforce.
- 05Construction ConsultationTechnical guidance while the house is being built, so decisions on site are made with an engineer involved.
- 06Renovation & RemodelingAssessment and design for extensions, added floors and retrofits to existing houses.

How we work
Five stages, from first meeting to finished house
Each stage produces something you can hold, review and approve before the next one starts.
- 01
First conversation
We meet at your site or our office and talk through what you need, what the plot allows and what your budget realistically covers. No charge for this stage.
- 02
Site study and concept
We review the survey, check the bylaws that apply to your ward, and prepare two or three layout options for you to react to.
- 03
Design development
The chosen option is worked up in detail — plans, elevations, sections and 3D views — until you are ready to commit to it.
- 04
Structural design and drawings
Structural analysis, foundation and reinforcement detailing, and the full drawing set your municipality needs for approval.
- 05
Construction support
Stage-wise site visits, reinforcement checks before casting, and written observations you can hand to your contractor.
Why clients choose us
Four things that make the difference on a residential project
Engineering and architecture in one office
The person drawing the plan sits next to the person analysing the frame. Layout problems get caught before they become structural compromises, and you deal with one team instead of coordinating two.
Drawings that pass on the first submission
We prepare submission sets to what municipalities in the valley actually ask for. In eleven years we have not had a residential drawing set rejected on technical grounds.
Budget discussed from day one
We ask your budget in the first meeting and design to it. A beautiful plan you cannot afford to build has wasted everyone’s time.
We stay involved through construction
Most problems appear on site, not on paper. Our fee includes visits at the stages that matter, so an engineer sees the reinforcement before the concrete covers it.
Client feedback
What homeowners say
We had a difficult plot — narrow, with the road on the short side. Two other firms told us what we wanted was not possible. Nosvra reworked the layout three times until it was.
Bikash AdhikariHillview Residence, Budhanilkantha What I valued most was that they told us early that our original budget would not cover the design we were imagining. We adjusted the brief instead of discovering the problem halfway through construction.
Sunita RaiGodawari Weekend House The engineer came before every slab casting and checked the reinforcement himself. Our contractor knew someone was looking, and that changed how the work was done.
